PROPERTY MANAGEMENT

AMG's overall management objective is the creation of the enhancement of value of the assets.

This process from a property management strategy, begins with a the client having a single point of contact. The key to ensuring the consistent delivery of quality service is the establishment of certain procedures which gives the process discipline. At the commencement of an assignment, AMG prepares a time line outlining the process involved in successfully completing the assignment. The Project Director is responsible to ensure that all those involved are responding in a timely and efficient manner. Every assignment is divided into phases with said phases requiring the associated and necessary documentation process which provides for consistent documentation format and outline regardless of the location or magnitude of the real estate service provided. Upon receiving a new assignment, the team focuses on the operation principles. This audit gives us a thorough overview of Property Management issues which are either in place and acceptable or must be addressed.

Property Management/Operating Principles

Our first step upon being retained is to reach a full understanding of ownership's objectives for the building and a timetable for achieving those objectives. Our management programs are based on Ownerships outlined goals.

AMG maintains strict planning, reporting and performance evaluations in close cooperation with the Owner. These are the vital procedures necessary for tracking and improving asset performance. An extremely critical part of that process is the close communication and cooperation between AMG and the Owner on an established schedule.

AMG implements a quality assurance program over all of the building's systems and services necessary to provide a high quality environment for existing and new tenants. Specific attention is given to the tenant services at the building. Strong attention is given to those highly visible services of janitorial, security and on-site management in order to reassure the tenants that ownership is concerned about the quality of their occupancy.
